If someone tells you not to get a second offer, that's your answer.
Four kinds of buyers: national iBuyers (Opendoor, Offerpad), franchise buyers (HomeVestors franchisees, HomeGo), local independent investors (The Best Cash Home Buyer, St. Pete Fast Home Buyer, Tampa Fast Home Buyer, Bay Buy Homes, Florida Cash Home Buyers, Tampete Homes), and wholesalers who assign contracts. Which one fits depends on the house's condition and how much time you have.
Many are; some are not. A legitimate buyer has an active Florida LLC on Sunbiz, a BBB profile, dated Google reviews, proof of funds on request, and closes through a licensed title company. Run those checks on every buyer, including us.
Ask whether they will be the buyer on the deed at closing or will assign the contract. Look for "and/or assigns" after the buyer's name on the contract. Ask for proof of funds — a wholesaler usually can't produce it.
An iBuyer (Opendoor, Offerpad) pays closer to market value but charges a service fee and repair credits and only buys standard houses in its coverage ZIPs. A local investor pays investor pricing with no fees and will buy complicated situations — probate, tax deed, code liens, tenants — fast.
As of September 2026, BBB shows The Best Cash Home Buyer (A+, accredited 2023), St. Pete Fast Home Buyer (A+, accredited June 2026), and Florida Cash Home Buyers (A+, accredited 2015). Tampete Homes is rated A- and not yet accredited. Check bbb.org for current status — it changes.
